Figuring Out Square Feet For Tile
You're standing in the tile aisle at Home Depot, holding a sample of that beautiful porcelain you've been eyeing for weeks. Consider this: the associate asks how many square feet you need. Your mind goes blank.
Happens to everyone. Even people who've tiled before.
What Is Square Footage for Tile
Square footage is just the total area you're covering, measured in feet. That's it. Still, length times width. But tile throws in wrinkles that make the simple math feel complicated — cuts, waste, pattern repeats, and the fact that no room is perfectly square.
A 12×12 room is 144 square feet. You buy more. But you don't buy 144 square feet of tile. How much more depends on the tile, the layout, and how comfortable you are with a saw.
The Units You'll Actually See
Tile gets sold by the box. The box lists coverage in square feet — usually 10, 12, 15, or 20 sq ft per box depending on tile size. Large format tiles (24×24, 24×48) often come in boxes covering less area because each piece is heavier.
Mosaic sheets on mesh backing? Those list coverage per sheet. Practically speaking, a standard 12×12 mesh sheet covers one square foot. Easy math, but you'll need a lot of sheets.
Natural stone sometimes sells by the piece. You'll need to calculate the area of each piece yourself. Annoying, but manageable.
Why Getting This Right Matters
Order too little and you're making a second trip. On top of that, slight color shift. Here's the thing — different texture. Best case, the store has your dye lot in stock. Worst case — and this happens more than you'd think — the batch has changed. Now your floor has a visible line where the new boxes start.
Order way too much and you're storing boxes in the garage for years. Think about it: or hauling heavy returns. Restocking fees on tile are real, and some specialty orders can't be returned at all.
There's also the budget angle. Tile ranges from $2 to $50+ per square foot. So on a 200 sq ft job, a 10% overage error at $15/sq ft is $300. Not nothing.
How to Measure Your Space
Grab a tape measure. Worth adding: laser measures are faster but a $15 tape works fine. Paper, pencil, phone for photos.
Rectangular Rooms
Measure the longest wall. Multiply. Measure the perpendicular wall. That's your base number.
A 10'6" × 13'3" bathroom? 6 inches = 0.Convert inches to decimal feet first. But 5 feet. Now, 5 or 140. 25 feet. Round to 139.3 inches = 0.Practically speaking, 25 = 139. 125 square feet. 5 × 13.So 10.Don't obsess over the decimal.
L-Shaped and Irregular Rooms
Break it into rectangles. Measure each rectangle separately. Add them together.
Sketch it. Doesn't need to be pretty. In real terms, label each section with dimensions. Photo the sketch so you have it at the store.
Subtracting Fixed Objects
Don't tile under the vanity? Subtract the rough footprint. Subtract it. Built-in cabinet? Practically speaking, toilet flange? Subtract.
But — and this trips people up — don't subtract small cutouts like floor vents. In real terms, the tile still gets cut around them. You're buying full tiles that get cut down. The waste stays in your overage calculation.
Walls and Backsplashes
Same math. Still, height × width. Worth adding: for backsplashes, measure from countertop to bottom of upper cabinets. Consider this: standard is 18 inches high, but measure yours. Cabinets aren't always level.
Subtract windows and outlets? In real terms, only if they're large. Consider this: a standard outlet box? A 3×4 foot window? Which means negligible. Subtract it.
The Waste Factor — Where People Go Wrong
This is the part most guides oversimplify. "Add 10%" gets repeated everywhere. It's a starting point, not a rule.
Straight Lay (Grid Pattern)
Tiles parallel to walls. Least waste. Add 10% for rooms under 100 sq ft. Add 7-8% for larger rooms. The bigger the room, the more efficient the cuts.
Diagonal / 45-Degree Lay
Every edge tile gets cut. Corners become triangles. Add 15-20%. On small bathrooms with lots of corners, lean toward 20%.

Herringbone, Chevron, Basketweave
Patterned layouts eat tile. **Add 20-25%.Lots of partial pieces that can't be reused. ** If you're doing herringbone with a 12×24 tile, you'll be shocked how many pieces end up in the scrap pile.
Large Format Tile (15" or larger on any side)
These are harder to cut cleanly. Consider this: more breakage. Add 5% to whatever your pattern waste factor is. A diagonal 24×24 layout? That's 20% + 5% = 25% overage.
Small Mosaics (2" or smaller)
Mesh-mounted sheets flex. You can often use partial sheets efficiently. Standard 10% usually covers it. But if you're doing a picture-frame border or layered pattern, bump to 15%.
Natural Stone
More variation, more breakage, more pieces you'll reject for veining or pits you don't like. Add 15-20% regardless of pattern. And open every box before installing — you want to blend from multiple boxes anyway.
A Worked Example
Master bathroom. 9' × 11' = 99 sq ft. Straight lay with 12×24 porcelain.
Base: 99 sq ft Waste factor: 10% (straight lay, under 100 sq ft) 99 × 1.10 = 108.9 → round up to 110 sq ft
Tile comes 15.5 = 7.5 sq ft per box. 110 ÷ 15.1 boxes → order 8 boxes.
That's 124 sq ft total. You'll finish with roughly half a box left — perfect for future repairs.
Now same room, herringbone with 4×12 tile. Which is the point.
Base: 99 sq ft Waste factor: 22% (herringbone + small tile) 99 × 1.22 = 120.78 → 121 sq ft
Tile comes 10.6 sq ft per box. 6 = 11.121 ÷ 10.4 boxes → order 12 boxes.
See the difference? Same room. 4 more boxes. $200-400 depending on tile.
Common Mistakes
Measuring in inches and forgetting to convert. 144 inches × 144 inches is not 144 square feet. It's 144 square inches. Divide by 144 to get square feet. Or just measure in feet and decimals from the start.
Forgetting the niche. Shower niche, bench, curb — these need tile too. Measure them separately. A standard niche (12×24 inches) is 2 sq ft per side, plus the back. Adds up fast.
Not accounting for pattern matching. Wood-look plank tile often has a repeating grain every 3-4 pieces. If you want the grain to look random, you need enough tiles to shuffle. That can mean an extra box.
Assuming the room is square. It's not. Measure both diagonals. If they differ by more than an inch, your layout will need
compensating cuts that increase waste. Account for this by adding an extra 5-10% when the room deviates significantly from square.
Ordering all tile at once and not checking dye lots. Tile from different production batches can vary noticeably in color and texture. Always inspect every box before installation begins, and make sure your supplier can provide consistent dye lots for your entire order.
The Bottom Line
Calculating tile overage isn't about guesswork — it's about understanding your specific project variables and applying the right multipliers. The cost of ordering too little is far greater than the cost of having extra material on hand.
Here's your quick reference:
- Straight lay, large format: 5-10%
- Straight lay, small tile: 10%
- Diagonal/45-degree: 15-20%
- Patterned layouts: 20-25%
- Natural stone: +15-20% on top of pattern waste
The extra 10-15% you spend upfront will save you hours of stress, potential project delays, and the risk of running out of material mid-job. Plus, leftover tile becomes invaluable for future repairs when that one tile gets damaged or the manufacturer discontinues your favorite style.
Remember: it's always better to have tile left over than to be one cut short of finishing the job.
